DIMENSIONING your existing space

This is simply the process by which we document the existing structure.

This is the first step in our process and is a required one - but you can do this on your own if you want! Once you subscribe, there will be an opportunity for you to let us know if you would like to perform this task, or if you would like to have us do it, meaning you would use it as one of your deliverables. If you let us know that you want to do it, we will provide you with instructions on how to do so.

P.S.
This is the only service we offer that requires a site visit. Depending on where you live, this service might not be available to you. In that case, we will depend on you to be willing to carry out this task. But again, we’ll walk you through how to do it.

  • No - unfortunately we cannot. It is very important that we are working from existing conditions. Architectural plans are design plans or construction sets that convey the intent prior to any work being done. They almost never reflect the space exactly as it is after work has been completed.

    We need to be able to understand the the home in it’s existing layout and condition, in both 2D and 3D. We aim to eliminate unknowns whenever possible, and this is one of those cases where future mistakes can simply be avoided just by starting well.

    We do appreciate having a site survey to work from, so if you have that, please do share it.

    If you want to provide us with the dimensions that we need, instead of having us perform this task as a deliverable, we can walk you through how do that. With the technology available now, you can do this if you choose to.

  • We use Matterport - an AI and lidar scanning software that captures data and converts that into 2D plans and 3D models (a ‘digital twin’), so not only do we end up with floor plans, but we are also able to get a sense of the look and feel of the space. In addition to the scan, we take dimensions that help confirm the accuracy of the image capture and its conversion to a floor plan. It is a paid service for us as a business, but it is free for you to download and use with your phone. Meaning, if you choose to do this task yourself, you won’t be spending a week measuring baseboards. With our instruction, you will take less than 15 dimensions and then use your phone to do a slow walkthrough of your home. We will provide direction on how to do this. It does require a modern cell phone but it does not require a significant investment of time, tools, or struggle. Its actually kind of fun and interesting.

  • We are currently able to perform this service in MD, VA, DC, and NY. Outside of those areas, we use a 3rd party service to produce what we need, but it is still important that we confirm our ability to do so based on your actual location.
